Real Estate
At Bear Creek Coffee, what sets us apart from our competitors is our flexibility in the various concepts we offer which include: cafes, freestanding double drive thru buildings, indoor permanent kiosks, temporary carts, and, our newest concept, the mobile trailer. This allows us to look at really any opportunity that is presented to us by being able to accommodate our licensees by allowing them to work with a respective landlord who is looking to add a specialty coffee shop to his or her location. We have proven our success with each concept and look forward to continued success in the years to come!
Café
The café concept works best in strip centers and other small freestanding retail buildings. Typically, our size ranges from 800 square feet to 1,500 square feet and is equipped with a drive thru window. This allows a licensee the best of both worlds; the convenience of a drive thru along with the ambiance of a sit down café.
Double Drive-Thru Building
The double drive thru is what started it all for Bear Creek Coffee in 1999. The dimensions vary but our prototypical specification is 8’8” x 22’. These buildings are pre-manufactured and are done “build to suit”. Meaning, our contractors are able to work with landlords if necessary by matching a certain color, overall makeup and/or design. The size of the building is subject to change depending on the local jurisdiction where it is being installed. Our prototype usually needs a total footprint of approximately 4,000 square feet inclusive of drive thru lanes. Whether it is an existing retail center or a raw piece of land, we look for ground lease opportunities where our licensees accept a site on an “As-Is” basis. The site work costs are included in the overall investment for a licensee. However, we also work with developers who amortize these improvements into the rent. This enables a developer to achieve a high monthly rent and saves a licensee on upfront costs. Again, here at Bear Creek Coffee “flexibility” is the name of the game!

The following site criteria are necessary for a site to be viable for us:
- Traffic counts of at least 18,000 cars per day
- Household income levels of greater than $50K
- Good visibility to ongoing traffic
- Good ingress/egress into and out of a location
Indoor kiosk/Temporary cart
Many of our licensees have joined the Bear Creek Coffee family by installing indoor kiosks and/or carts in locations such as malls, colleges, hospitals, office buildings and other various locations where there is a large gathering of people on a daily basis. These concepts are typically less of an investment than the café or double drive thru, but can be just as profitable. Our criteria vary with the type of site that a licensee chooses. Again, we have the ability to cater to a landlord and work with the size that he or she is able to offer. Our licensees will need an open space of at least 100-150 square feet to locate this type of concept.
Mobile Trailer
Our newest offering at Bear Creek Coffee! These trailers can be utilized for various outdoor events. This allows a licensee to be mobile and pick different events that have a need for specialty coffee. We are excited about being able to offer the mobile trailer and feel that it allows Bear Creek Coffee to be even more flexible than before!
